If you are a Seller: If your situation allows, consider waiting until the current market frenzy settles. However, if you need to list now, make sure your home is well-prepared to stand out. Keep in mind that investors are active again (especially for smaller homes). They’re watching closely and often make low offers on homes that need work or aren’t presented well.

Key Trends & Insights

1. Inventory Surge, Demand Plateau

April saw a sharp rise in new listings, while pending sales remained mostly unchanged. This divergence could lead to short-term downward pressure on home prices, especially if this inventory isn't quickly absorbed.

2. Capital Markets Stabilize Post-"Liberation Day"

Despite ongoing tariff uncertainties, capital markets have regained footing, which may help sustain buyer confidence—at least in the near term. However, broader economic ripple effects may unfold in the mid to long term.

3. Price per Sq Ft Stable—for Now

List price per square foot has remained surprisingly resilient, suggesting sellers are not yet adjusting prices in response to inventory buildup. If absorption slows, we may see discounting or concessions in the months ahead.

4. Fed & Interest Rates in Focus

There has been no rate relief yet. The Fed's response to the current tariff-driven economic climate will be a key factor shaping buyer affordability and overall market momentum going into summer.
